Question: I am looking to lease a nightclub in akron ohio. what should i look out for. & what questions should i ask? I have been Promoting parties for about two years now and im ready for the next step. I have put together a punch list of things to check for and questions to ask, but it feels like im missing a few things. Can you guys please help me get my ideas in order.. |

Posted by: deb s on 2012-01-26, 08:53:27 The biggest issue you will have to deal with is the liquor license. Most cities only give out a few of them .. ever..so you have to buy one from someone. Usually this is going to cost $250,000 or more. If you cannot get the license...does the lease of the night club include the license for that location? Next big issue is security. Both in the parking and in the club. Have you looked at the cost of either equipment and training to have your own force..or the cost to hire a security agency? This can be a very huge expense. Next... have you looked to be sure that the owner hasn't lost the license to operate in that area? Some times if a commerical operation like this is out of business long enough, it is no longer grandfathered under some zoning laws. Make sure you can operate the business at that location. In fact, while you are checking this out a the town zoning board...ask about any fines or prohibitions placed on the property. You don't want to be stuck with paying off huge fines just to have the doors opened for business. I would want complete business accounting of the nightclub. If it is still in operation..get all the audited financial statements. Make sure it is making a profit. Look at the tax returns. If the owner tells you about the "cash " business that isn't on the books...then you need to realize that it may or may not be true...he can't prove it. And, if it turns out that you sign on the basis of a 'hidden' income and it was a lie..you have no recourse in the law. So..I would tell him you cannot consider any income that wasn't declared. Most of all... due diligence look at everything verify everything. |
